

The site is situated 2 miles south west of St Andrews, with an area of approximately 104 Hectares. It is currently in agricultural use.
The Client brief required us to prepare a Concept Framework for a Community Expansion for St Andrews. This Framework of ideas was presented to Fife Council with the intention of getting the site zoned by the planning department for inclusion within the future Structure Plans for Fife 2020.
The concept master plan was guided by the adoption of good urban design practice, together with an understanding of the site and the scale of the development, in particular a sustainable phased expansion to the local community. The general principles included the structure of streets and blocks, a range of mixed uses, the incorporation of the existing public transport network, an environmentally sustainable layout, the integration of affordable homes within the open market housing quarters, the promotion of high quality public realm spaces, the encouragement for a socially sustainable community through good building design and master plan layout.
